Other Possible Roofing Concerns

Two additional concerns which should be examined by the roofing contractor, is any flashing on the roof. Flashing should be installed anywhere a roof surface runs into a wall or chimney. Proper flashing with metal sheeting is required in these areas of the roof. On existing roofs the roofer should also check to be sure there is not existing damage to the roof sheathing before installing any new roof material. Common problems include rotted sheathing around pipes, chimneys, or roof edges and loose or warped sheathing. These matters should be corrected before any new material is applied.

Some roofers can complete these types of roof repairs themselves, others will allow another contractor to make the roof repair, generally the roofer can at least recommend a building contractor to the home owner if the roofer is not set up to complete the carpentry repairs himself.

The roofer will meet the material supplier at the job and put the new shingles on the roof. When the crew arrives to install the roof they will typically be using pneumatic nailing guns if they are putting down shingles. They will typically snap chalk lines on the roof in accordance with the manufacturer's specifications which can normally be found on the material packaging. Most roofing crews will finish installing a normal roof of 30 to 40 squares in 1 day.

The contractor should also include the removal of all debris from the jobsite. This can be a considerable additional unexpected cost if not agreed upon ahead of time. Roofing material is heavy and landfills will generally charge by weight for construction debris.

When the job is complete the contractor should supply the home owner with a manufacturer's warranty statement and his or her own labor warranty.
